JONESBORO, AR | FEBRUARY 6, 2017

Haag Brown Commercial is excited to announce that the company’s first project, a 5,030 square foot, state-of-the-art medical office, has opened in the Reserve at Hill Park, the 27-acre lifestyle oriented office development conveniently situated off of Browns Lane within the Windover Park area in the center of Jonesboro.

Arthritis & Rheumatism Associates, or ARA, owned by Doctor Beata Filip-Majewski and Doctor Leslie McCasland, opened their doors for business on Wednesday, February 1st. The team is dedicated to improving the quality of life of their patients by treating those suffering from various types of arthritis and other autoimmune or connective tissue disorders.

Dr. Filip Majewski was born and raised in Poland where she finished her medical education at the competitive Medical University of Lodz, a European research center and the largest teaching hospital unit in Poland. She then completed her internship and residency in Internal medicine at Berkshire Medical Center and obtained her

fellowship at the Medical College of Georgia. She specializes in Rheumatoid and Psoriatic Arthritis. “Our goal was to create an environment for patients to feel comfortable and safe,” stated Dr. Filip Majewski. “Our office provides all the conveniences of a state of the art facility but also is comfortable and easily accessible. We hope our patients will love it.”

Dr. McCasland is a Jonesboro, Arkansas native, graduating from Westside High School, attending Arkansas State University, and completing her medical education at the University of Tennessee. She went on to obtain her rheumatology fellowship at Loyola University Medical Center in Chicago. “Arthritis & Rheumatism Associates, LLC is, for me, a true blessing. I can continue to serve my established patients and begin to serve new patients, all through this new medical practice designed to assist patients with joint and other connective tissue disorders. Jonesboro was a wonderful area to grow up in. Today, it has a thriving medical community and I’m proud to be part of it,” said Dr. McCasland.

The modern medical facility sits on 0.52 acres facing the development’s 3 acre lake with the rear of the building overlooking the Hill Park Development. The upscale building features a large waiting and reception area, an on-site lab and X-ray facility, 8 exams rooms, 2 consultation rooms, and several offices, workrooms, etc.

“I have enjoyed getting to work closely with Dr. Majewski and Dr. McCasland on the construction of their new medical facility. Watching their vision come to life has been rewarding for everyone involved! I am excited to have the doctors, their team, and their facility be a part of The Reserve at Hill Park! The environment is one I think their patients will enjoy. We wish both Dr. Beata Majewski and Dr. Leslie McCasland continued success with their new office!” said Zac Qualls, Haag Brown Commercial agent.

“When people think about the Reserve at Hill Park, I’ve wanted there to be thoughts of biking, walking, paddle boarding, hammocks, animals, water and just the outdoors in general,” said Haag Brown Commercial Principal Joshua Brown. “With ARA open, the adjacent project opening in the upcoming weeks and us breaking ground on our new office, I think people will associate the development with those things when they see what we have been doing back there.”

Haag Brown looks forward to announcing the completion of the project on the adjacent lot within the next 30-60 days.

Hill Park Reserve Construction Update

“Man — there is a lot going on at Hill Park and the Reserve! We knew there would be demand for office and medical space in a lifestyle, exercise focused environment, but we did not have any idea that half of the entire project would be committed before the first building was complete. If you would like a tour of what is coming and what opportunities are still available, we would be glad to put you on the ATV for a ride you will not forget. We hope you will leave thinking that we have hit the mark trying to bring thoughts of running, biking, paddle boarding, hammocks, water, wildlife and the outdoors in general to an office park environment.” Joshua Brown | Haag Brown Commerical

MAPC approves site plan for Reserve at Hill Park, tax plan OK’d for FMH Conveyors

The City Wire

by Michael Wilkey Published Apr 26th, 2016 4:55 pm

Officials with a key Jonesboro city commission approved a plan Tuesday (April 26) for construction of two office buildings on a 38-acre commercial development in the southwest part of town just off Interstate 555.

The Metropolitan Area Planning Commission voted 9-0, giving the final go-ahead for two buildings on the Reserve at Hill Park project, near Harrisburg Road.

George Hamman, an engineer with Civilogic in Jonesboro, said the two buildings at 2231 and 2241 Hill Park Road would be occupied by medical offices. Last July, Jonesboro based developer Haag Brown announced plans to build a commercial development on a 38 acre plot of land.

In addition to the development, a lake, running trail and fishing dock will be built in the development. The development will also have 41,300-square-feet of office space. Several companies, including Ritter Communications, Jones and Company and Stephens, Inc., have announced plans to move into the commercial development. The commission also approved the overall site plan in January 2016 for the project. As the project moves forward, all other site plans must be approved by MAPC, Hamman said.

The Jonesboro City Council Finance Committee also approved a plan to allow FMH Conveyors to participate in the Arkansas Tax Back program. The company, which builds conveyors to unload and load trucks, announced plans March 23 to build a 195,000 square foot building at the Jonesboro Industrial Park. Company officials announced the move will consolidate its operations in Georgia and Virginia to the Jonesboro site.

The move will create at least 110 jobs, officials have said. Scott Bridger, vice president and general manager for the company, said construction is about a week behind because of recent rains. Dirt has already been moved, with crews pouring the first slab of concrete May 9, Bridger told the committee.

The Craighead County Quorum Court approved the company’s participation Monday (April 25).The city ordinance next heads to the full council at its May 3 meeting.

Jonesboro Office Development to Feature Lake, Trails in Center of Town

Commercial real estate brokerage and development company Haag Brown has helped Jonesboro add about 2,500 restaurant seats over the last four years.

It's a pace of growth that the northeast Arkansas town of 71,000-plus will have difficulty maintaining. Josh Brown, who founded Haag Brown with Greg Haag in 2010, readily acknowledges this.

A handful of retail and restaurant projects are in the pipeline, but Brown will tell you there are only so many of those additional developments the market can handle at this time. Haag Brown estimates they've helped generate about 75 percent of Jonesboro's new developments in the last five years.

So the company is turning its efforts elsewhere, including a "lifestyle" office park built on about 30 undeveloped acres in the middle of town.

A private, 3-acre lake -- with dock -- is being built on the land right now and plans call for a running/biking trail at what is being called "The Reserve at Hill Park." Haag Brown will relocate its corporate headquarters there and Eden Medical Spa has committed to locating its massage and wellness operation.

Ideally eight to 10 businesses will locate here and the firm is actively recruiting what Brown describes as a "major" law firm, "major" insurance company and some type of medical-related business.

About 10 acres will be used for offices. Brown has plans to donate the remaining 20 or so acres to a conservancy of some sort to ensure the land stays beautiful and undeveloped.

On the back side of the development are offices for investment firm Stephens Inc., accountants Jones & Co. and Ritter Communications. A restaurant development is a possibility and Brown said while those companies aren't building inside the gates of The Reserve at Hill Park they'll have access to the trails and lake as well.

Brown said the inspiration came from developments he and Haag saw on a two-week trip to Bozeman, Mont., and, in part, Little Rock and Northwest Arkansas. While scouting potential locations for a national chain, Brown came across office park developments that were more than just a multistory building sitting on an acre surrounded by parking lots and a few trees.

It also came to Brown's attention that decision-makers were forgoing golf for other outdoor activities. So the trail systems in Little Rock and Northwest Arkansas also served as inspiration. "There is no safe place to live that type of lifestyle in Jonesboro," Brown explained. This development is just one of the handful of ways Northwest Arkansas has served as inspiration for the company.

Last year in this space we discussed a combination orthodontist/Starbucks project being developed by Haag Brown on Wedington Drive in Fayetteville. The firm's hope at the time was to use that work as a springboard to additional opportunities in Northwest Arkansas.

A handful of smaller projects have followed, but Haag Brown now has its sights set on full-time work in Northwest Arkansas. Brown said the company is currently deciding between offices in either Rogers or Fayetteville and Haag Brown will have a major presence in Northwest Arkansas within the next month.

FFO Home (formerly Furniture Factory Outlet) is moving its corporate headquarters to Fort Smith and working to rebrand locations it has in the market. Site development and brokerage is being handled by Haag Brown.

Arkansas Dentistry and Braces is using the firm for its Northwest Arkansas expansion.

"In Northwest Arkansas, if you do a great job for somebody in, let's say, Rogers, then you get Fayetteville, Bentonville, Fort Smith, Siloam Springs and possibly Springfield, Mo., and Tulsa," Brown said. "You have 10 times the opportunity within a two-hour drive."

There are also retail and restaurant projects in central Arkansas as well, but the most promise seems to exist in Northwest Arkansas. All that expansion leads us back to the Reserve at Hill Park.

What Brown sees as the ideal place for dealmakers in Jonesboro to unwind is already serving that purpose for him.

The lake is still being built and the trails aren't in yet, but already Brown is making time to visit and clear his head.

"This is probably more exciting than the other 25 projects we're doing everywhere else," Brown said. "I get to get on my four-wheeler and watch them make a lake. That's part of my work day. And I'm getting to talk to friends that open companies in the city and sell them on the vision of becoming part of it. That is a lot of fun."

Haag Brown Plans 27-Acre Office Park, New Headquarters

POSTED BY TALK ALEXIS HOSTICKA: JUL 07, 2015 PM VIA ARKANSAS BUSINESS

Haag Brown Commercial of Jonesboro is building a new headquarters as part of a planned office park designed to encourage exercise and activity.

The commercial real estate firm on Tuesday announced The Reserve at Hill Park, an office park inside the 38-acre, multi-use Hill Park Development. Hill Park, whose anchor tenants include Ritter Communications and Stephens Inc., is in Windover Park area south of East Highland Drive and east of Browns Lane in Jonesboro.

Haag Brown envisions The Reserve as a 27-acre office development with a biking and running trail, 3-acre manmade lake, dock and pavilion. Workers in the park would be able to run, bike and boat just outside their offices.

"Hill Park had a lot of untapped potential and we wanted to get the project kicked off," said Greg Haag, a principal at Haag Brown Commercial. "What better way to do so than investing ourselves in the project and building our own office?"

Haag plans to build a 6,000 to 8,000-SF headquarters by March 1. The completion date includes the office itself as well as the outdoor amenities for the entire park.

Haag said accounting firm Jones & Co. of Jonesboro will also build at the park, but there's no set timeline for development.

According to Haag Brown Commercial Principal Josh Brown, the idea for the firm's new office came during a visit to Bozeman, Montana, when he saw a similar office park where people were running on a trail during their lunch break and eating outside.

"Hopefully this will promote exercise and promote activity," Brown said.

Brown said he hopes to have up to 10 more corporate office tenants in the space in the next five to 10 years.

Reserve At Hill Park To Provide Amenity-driven Office Space In Central Jonesboro

POSTED BY TALK BUSINESS STAFF: JUL 07, 2015 PM CDT VIA TALK BUSINESS

A 38-acre development with several standout professional firms in Jonesboro serving as anchors will be built in the center of town, one of the developers of the project said Tuesday night.

Officials with Haag Brown Commercial announced that The Reserve at Hill Park will be located within the 38-acre multi-use Hill Park Development. The project is situated within the Windover Park area in Jonesboro’s city center.

Ritter Communications, Stephens Inc., and the new home to Haag Brown Commercial will be part of the development.

The development will also include a three-acre private lake with a dock, exclusive running and walking trails, a pavilion for meetings and several acres for future development, Josh Brown with the company said.

Haag Brown Commercial also announced that accounting firm Jones & Company will be joining Phase I, which fronts Browns Lane.

“We chose Hill Park because this location is right in the heart of the city and is easily accessible by our clients, employees and friends,” said Brent Stidman of Jones & Company, Ltd.

“The location is surrounded by premiere businesses that have also chosen to make their home in this strategically located office park.”

Construction is expected to be complied by spring 2016, but a price tag for the development was not disclosed in an announcement release.

Jonesboro Mayor Harold Perrin said the new venture is a big day for Jonesboro.

“Jonesboro welcomes new and innovative ideas. This planned office park is exactly that. We are excited to see this go forward and are glad that Haag Brown is bringing this to our city. We hope this will be just the first of many developments of this kind in the future.”

There are several factors that prompted Haag Brown Commercial to create the Reserve at Hill Park. The company had outgrown its current office space, but did not want to give up the Windover Park environment, Brown said.

The Windover area has been conducive to the needs of the firm and its clients and offers unparalleled convenience since Windover is in the middle of the city, just minutes away from Downtown, Red Wolf Boulevard, North Jonesboro and Southwest Drive, he said.

Hill Park offered the ideal location and contained 20 beautifully wooded acres in Jonesboro.

“Hill Park had a lot of untapped potential and we wanted to get the project kicked off,” noted Haag Brown Commercial Principal Greg Haag. “What better way to do so than investing ourselves in the project and building our own office.”

Officials with Haag Brown worked with clients in cities like North Little Rock and Bentonville, as well as Bozeman and Missoula, Montana, and Birmingham, Alabama, to get an idea for what to create.

Brown said he and Haag discovered some exceptionally sophisticated lifestyle oriented office environments sparking an aspiration to create a similar environment in Jonesboro.

“We spend more time at the office than we do in our own homes. With that in mind, having amenities like a lake, private running trail, fishing dock, pavilion, and almost 20 acres of mature trees and wildlife is appealing. The thought of having my bike at the office and leaving in the afternoon for a ride makes me excited,” Brown said.

Two of the largest real estate transactions in the past several years in the state of Arkansas were office developments that offered a lifestyle component including a view of the outdoors, a walking/running trail and mature trees and wildlife, Brown said.

“We are not inventing anything new,” said Brown. “We are simply doing the same thing that is working in other markets.”

On the track idea, Haag Brown Commercial consulted with Ted Herget from the birth of the idea.

“When people think about the Reserve at Hill Park, I want there to be thoughts of biking, running, paddle boarding, hammocks, animals, water and just the outdoors in general,” Brown said. “Ted is an expert in this area and I deeply value his opinion.”

Herget agreed.

“Haag Brown has nailed it. As a local business owner whose entire emphasis is lifestyle and exercise, I am stoked about this project. It is all about leading by example and HB is doing just that by starting and being a part of this project. If you have to work in an office in Jonesboro, where in the world would you rather be?”

Corporate office park to set up business in Jonesboro

Posted by Jessi Turnure: Jul 08, 2015 5:54 PM CDT via Region8 News

JONESBORO, AR (KAIT) -Haag Brown Commercial is bringing a different take on work to Jonesboro.

The real estate company is developing what employees call the city's first lifestyle office environment.

Situated near the Highland Walmart, The Reserve at Hill Park will offer 38 acres of outdoor distractions including running and biking trails, a lake with a dock, a pavilion for outdoor meetings and much more.

The site will also be home to Haag Brown's new headquarters since the company has outgrown its current office space, and Jones & Company will join the lot that faces Browns Lane.

The catch is that it's private for Haag Brown, Ritter Communications, Stephens, Inc. and Jones & Company employees and their friends and family.

Josh Brown said they want to enjoy nature during the work day since they spend more time at the office than at home.

"You don't have that ability in Jonesboro," Brown said. "If you go running on your lunch break, you have to drive to Craighead Forest or somewhere else or run in traffic. The same thing with riding bikes. There's just no where to do it if you want to do it any other time than before or after work."

Brown said The Reserve has room for more businesses.

Two of their closest clients are looking to headquarter there, but Brown wouldn't say who.

"This is your corporate office park," he said. "We've got a lot of acres here with Stephens, Ritter, Jones & Company and with us. We're kind of lining the perimeter so we hoping to fill in the gaps."

Brown expects to open their office by Spring 2016.
